Buyers of commercial real estate typically fit into one of several categories: they are either investors seeking to purchase real estate that they can fill with tenants and collect monthly rent or they are owner/occupants: they want to purchase a piece of real estate to occupy and run their business from. And on rare occassions there are buyers that want to purchase, add value and flip a piece of commercial real estate. SELLERS

For most people, real estate is their largest financial asset, and deciding to sell is a major decision that involves a lot of preparation and work. When you’re ready to sell it’s important to have an experienced real estate professional handle the details involved in the successful sale of your property for top dollar.

As experienced professionals who have helped many sell their real estate, we take great care of every aspect of the sales process – from suggestions on how to showcase your property to strategic marketing and then to making sure everything’s signed, sealed and delivered by the closing date.

And we do some unique things for our sellers:

Marketing: First of all, we compose expert market pieces that usually include not just photos but also expertly drawn floor plans using a custom CAD program. And how about business card fliers? Nobody does that but us:

Tracking Activity: Once listed, we create a Google Drive spreadsheet and give you the link to that document that tracks every buyer, every tour, their feedback and all of our follow up. We run an activity report once a week and email those reports to our seller and we follow up with a formal call that day to discuss the results of those reports including conversation about what we’ve done in the past to market your property and the strategy for moving forward.

Presenting Offers: Once an offer is received, before presenting it, we run a seller net sheet. This conveys to sellers how much they will walk away from the settlement table with.

Under contract: Once under contract, we create a contract to close timeline with dates inputted on our Google Calendar and alerts for you to ensure no deadlines are missed.

LANDLORDS

Just like our sellers, we do some unique things for our landlords:

Marketing: We compose similar expert market pieces that we do for our sellers that include not just photos but also expertly drawn floor plans using a custom CAD program. And with the most robust database of commercial agents we blast those our new listings and post to all of the relevant social media platforms. Another trick are our business card fliers. These marketing pieces can be kept in our pocket and conveniently handed our at networking events or placed in the public’s view at local businesses. Nobody does that but us does this for our landlords.

Listing Tours: Our listing agents are trained to be present for every showing, every tour. They arrive early and prep the property or sight making sure that it’s clean, lights on, shades up and offering memorandums and marketing pieces packaged up in a branded folder waiting for the prospective tenant. How about reserved parking sign with the tenant’s name on it waiting for them when they arrive to tour. No one takes care of our landlords like we do.
